Uplifters Heritage Homes

We do not seek to maximize profits. We seek to maximize housing access and attainability for the community we are rebuilding. Any net proceeds from the transfer of homes within the program will be reinvested into public facilities, services and infrastructure that benefits the surrounding community, including parks, playgrounds, and utility improvements. Uplifters Foundation is committed to a model of rebuilding in Pacific Palisades that is thoughtful, community-centered, and built to last.

Architectural Plans

The program utilizes 6–8 architectural plans, each adaptable to lot dimensions, site conditions, and neighborhood context. Heritage Homes are not identical — they are standardized within a controlled range. Repeatable plans without repeating the look keeps costs down and street appeal up.

All Heritage Homes meet or exceed California wildfire building standards and are designed to reduce long-term risk through material selection, simplified forms, and defensible space planning.

Designed with Insurability in Mind

Wildfire Zone Compatible

Each Heritage Home is designed to qualify for coverage by meeting Wildland-Urban Interface (WUI) standards, with supplemental insurance where appropriate, ensuring that buyers can obtain lower cost of insurance and conventional financing.

Optimized for Lot Conditions

Two-story configurations are adapted for individual lot conditions – slope, setbacks, and buildable footprint – while maintaining consistent interior living programs.

A Defined Path to Ownership

All Heritage Homes are initially leased prior to sale as part of the program structure. Each lease includes an option to purchase on agreed terms. Moving into a greatly changed community may be daunting. Renting your prospective home for a year to be sure it is right for you is a low risk way to return home.

Purchase Assistance for Heritage Homes

3%–5% Closing Credit

Eligible Heritage Home buyers may receive approximately 3%–5% of the purchase price as a closing credit. Assistance is applied uniformly across transactions and is subject to a five-year owner-occupancy requirement. This support is intended to advance disaster recovery and long-term community stability and is structured so that any benefit provided remains incidental to the Foundation's charitable purpose.
